Full-space clearouts: entire office suites, closed stores, and warehouse sections price by estimated yardage at $600 per 11-yard billing block, rounded up to the nearest block. Multi-block jobs that require heavy documentation — chain-of-custody logs, disposal manifests, insurance or corporate compliance records — carry a coordination/documentation fee: $300 for two blocks, $500 for three or more. Standard commercial clearouts without that documentation load typically skip the fee.
Standard add-ons: TVs and tires are $30 each. Extended labor is $50 per half hour for a two-person crew, plus $25 per additional crew member. Travel beyond 30 miles from Springfield is $2/mile. Specialty disposal or weight overages are quoted per job.

How Walker Access works: membership pairs a flat full-trailer removal rate for routine junk removal work with included 11-yard self-service dumpster access on Silver and Gold. Included dumpster rentals are self-service only: Waste Walkers Dispatch drops the dumpster, the customer loads it, and Waste Walkers Dispatch picks it up. No loading labor is included with member dumpster rentals.

Full-trailer removal rules: member rates apply to qualifying routine commercial junk removal under normal access, labor, weight, and disposal conditions. Loads smaller than a full trailer are prorated by volume in 1/4-trailer increments off the tier’s full-trailer rate — the crew sizes the load in front of you, and you pay for the fraction you fill. Weight allowances apply per trailer: Bronze up to 2 tons, Silver up to 1.5 tons, and Gold up to 1 ton. Jobs that exceed the tier’s per-trailer allowance, require excessive labor, involve difficult access, hazardous or prohibited materials, specialty disposal, or fall outside routine scope may be charged additional fees or quoted separately. Weight above the allowance is billed at the tier’s overweight rate.

Included dumpster rules: included rentals are for 11-yard dumpsters only, up to 3 calendar days, with up to 1 ton of included weight each. Standard prohibited item rules, delivery area rules, safe placement rules, extension fees, and special disposal charges still apply. Included rentals are subject to availability, do not roll over, and may not be transferred, resold, or brokered to another customer.

Property cleanout discounts are separate from routine junk removal member pricing and apply to the qualifying base cleanout and hauling portion only — not to specialty disposal, hazardous materials, overweight charges, emergency scope, excessive labor, travel, third-party costs, or documentation and coordination fees unless approved in writing.

Net terms are subject to account approval, favorable payment history, and continued eligibility. Prepayment, deposit, card on file, or ACH authorization may be required for large-scope work, specialty disposal, emergency work, limited payment history, or past-due accounts.

Do we need to have someone on site?
Someone should authorize the scope and the firm quote at the start. After that, your team can get back to work. For scheduled or repeat service, we can work from a standing scope with a site contact by phone.
Can you clear an entire office, store, or warehouse?
Yes. That’s the by-the-yard lane. We walk the space, estimate total yardage, and quote in 11-yard blocks with the coordination fee itemized, so a full clearout has a fixed number before it starts. Multi-day clears are scheduled to keep any operating parts of your business running.
